BUILD ON YOUR LAND · NORTH TEXAS
You have the vision.
Let’s understand the land.
Whether you own a property or are considering one, start with the questions that shape what can be built.
Garages, covered porches and other unconditioned areas are excluded from this minimum.

BEFORE THE PLAN TAKES SHAPE
A thoughtful start
on your property.
A beautiful piece of land still deserves a careful review.
The buildable area, access, utility availability, drainage, site preparation, and applicable restrictions can all influence design and budget. We begin by understanding your property and the home you want to create.
You do not need a finished plan to start the conversation. If you already have an architect, survey, or home plans, we can begin with those materials and review project fit together.
Questions to bring
into focus early.
The answers are specific to the property. Relevant design, engineering, surveying, and other specialists help resolve them.
- Access and boundaries: Where are the property lines, easements, driveway connections, and proposed building areas?
- Utilities: What water, wastewater, power, and other services are available, and what work is needed to reach the home?
- Site conditions: What do the slope, drainage, soils, trees, and site preparation mean for the design and construction approach?
- Requirements: What local approvals, setbacks, deed restrictions, or community design reviews apply?
- The full scope: How do the home, outdoor areas, supporting buildings, and infrastructure fit the budget and any intended phases?
ENGINEERING COORDINATION & SITE PREPARATION
A well-built home starts
below the surface.
We bring the same attention to the ground as we do to the finished home. Our site-preparation approach connects investigation, engineering coordination and disciplined earthwork so the foundation and site improvements follow a property-specific plan.
Understand the property.
We work through survey information, elevations, drainage, access and utility locations, and coordinate geotechnical evaluation appropriate to the property. Soil conditions and site constraints inform the engineering and earthwork scope.
Connect the plans.
We work with Enervate Design LLC in Fort Worth on structural engineering, including coordination of foundation and framing requirements. Geotechnical, grading and drainage needs are addressed with the appropriate project specialists so the plans and construction sequence work together.
Prepare the ground deliberately.
Clearing, excavation, cut and fill, building-pad preparation and compaction are planned around the approved scope and project-specific recommendations. We coordinate earthwork and utility work, with attention to elevations, runoff and protection of the prepared site.
Check the work before moving forward.
We coordinate the specified testing, inspections and documentation for the work performed. Site conditions that differ from the plans are raised with the appropriate professionals so required adjustments can be resolved before affected work proceeds.
Required studies, testing and site improvements are defined for each property and addressed in the project scope and budget.

BEFORE YOU BUILD
What to prepare before building on your land in DFW.
The property and land status
Share the city or general area and whether you own the property, have it under contract or are still looking. Identify any survey, site information or community documents you already have. Access, utilities and site conditions belong in the early conversation. A concept image does not establish what can be built on a particular property.
How the home needs to work
Describe the spaces you use every day, how you host guests, the privacy you value and your connection to outdoor living. An approximate heated square footage and a short list of must-have spaces help define the brief. Begin with the main residence, then explain any guest home or supporting structure.
The plans already underway
Tell us whether an architect or designer is involved and how far the plans have progressed. Existing plans can support the conversation, while property conditions and project fit still need review. With inspiration images, explain the features you like. They are a starting point for design, rather than priced or permit-ready plans.
The construction budget and scope
Share an approximate construction budget excluding land and explain what you expect it to cover. Site work, utilities, the main home, outdoor living and supporting buildings affect the scope. Discuss allowances and outstanding selections so the budget has useful assumptions behind it. An early conversation does not replace a reviewed estimate.
Your timing and open decisions
Describe your preferred timing and the steps already underway. Plans, approvals, financing preparation, property questions and selections affect the path toward construction. A preferred start date is a planning input. Scheduling follows a review of scope, requirements and delivery capacity.
