Architectural concept • Each home is individually designed and scoped for its property.
PERSONAL VISION. EXPERIENCED CONSTRUCTION LEADERSHIP.
Define the home before comparing prices.
For an owner choosing a custom homesite in Prosper, the house and the lot need to be evaluated together. Iron Oak connects the way you want to live with the practical decisions behind the build: design, site conditions, engineering, selections, budget and construction sequencing.
Derek brings 23 years of commercial and residential construction experience as a Superintendent, Project Manager and Vice President of Operations. Iron Oak connects that field experience with home-design and engineering coordination, deliberate scheduling and documented decisions.

Three conversations that shape the project.
Choose a lot that supports the brief
Discuss the proposed footprint, garage approach, privacy, outdoor living and any future pool or supporting space. Review the survey and restrictions, and confirm builder-selection requirements before treating a lot as ready for your project.
Make selections and allowances specific
Cabinetry, appliances, glazing, flooring, lighting and exterior materials should be described clearly enough to price. When items remain allowances, identify what they cover and the decisions needed to finalize them.
Coordinate the path to construction
Plans, engineering, town review, any community approval, funding and procurement all affect readiness. We work through responsibilities and outstanding items so the construction conversation is based on the defined project.
PROPERTY & APPROVALS
Use the current Prosper submittal resources
The Town of Prosper publishes a new single-family residence submittal handout along with residential forms and inspection guidance. We use the current town resources and the property’s applicable requirements to coordinate the project team’s preparation. Community review, where required, is addressed separately.

Bring current documents to the consultation. Studies, engineering and other professional services are defined for your project before work begins.
YOUR CUSTOM-HOME INVESTMENT
Your investment.
A defined construction plan.
Current custom-home construction planning range: $400–$900 per sq ft.
New custom homes start at 3,500 sq ft of heated living area. Land is separate. Garages, covered porches and unconditioned areas do not count toward that minimum. Final pricing depends on the plans, selections, site conditions and agreed scope; your proposal defines the area basis, inclusions and exclusions.
We discuss the full path from property evaluation through design, approvals, procurement and construction. Existing plans can move the conversation forward; readiness and start dates are established after review.

PROSPER CUSTOM-HOME QUESTIONS
A useful place to begin.
Can I choose Iron Oak for a lot in a custom-home community?
That depends on the community’s builder requirements and the specific lot. Confirm builder selection with the seller or community, then share those documents with us before making construction commitments.
How do I compare custom-home proposals?
Compare the same plans, heated-area basis, site work, materials, allowances, exterior improvements and responsibilities. A square-foot figure alone does not establish an equivalent scope.
Can my agent participate in the consultation?
Yes. An agent can join the property and project discussion, with your permission, and help coordinate available lot information. Builder scope, client representation and any separate agreements should be clear.
YOUR PROPERTY. YOUR NEXT CHAPTER.
Bring us your Prosper vision.
Start with the property address or area, whether you own the land, any existing plans, your construction budget excluding land and preferred timing. Your first conversation is with Derek / Builder.
